Montana Park: Value for money

Montana Park can be recommended as a sound investment destination: valuations of homes in this neighbourhood to the north-east of Pretoria are usually a true reflection of a property’s real worth.

Bruyns, who has 49 years in real estate, says in some areas it is common to find a discrepancy in valuation of between 7% and 12%, but not in Montana Park.

“You’re getting excellent value here. Properties in the suburb on average sell within three months of going on sale."

Bruyns has long challenged prospective home buyers to turn their gaze to this part of Tshwane, citing great value. He says some homes in Montana Park are more expensive and, therefore, are on a par or slightly better than some of the homes in sought-after Waterkloof.

“Montana Park is like Palm Springs in the United States.”

Bruyns says properties in Montana Park are priced at between R1.8 million and R5m, all the way up to R10m. In Waterkloof, entry-level homes are usually priced just over R3m.

Montana Park is also exciting for its design variety.

“There’s a lot of individual taste and wonderful architecture, and the variety of properties is noteworthy,” says Bruyns. He describes the properties as modern, with most under 25 years old, and with upmarket finishes. Some are on stands of about 1 200m².

Although sectional titles homes are available priced at between R1.5m and R2.2m, Bruyns says one gets better value in freehold.

The demographic of residents includes business people and professionals.

“Some residents were there when the suburb began. Ownership is almost permanent,” says Bruyns. Many of his clientele are retirees who have been in the area for 20 or more years and move only to downscale.

Although the security situation is good, with access restriction enforced towards the mountainside after 6pm, homeowners do install extra home security measures.

Bruyns also cites recent road renovations to improve access to the N1, making Montana Park a more attractive residential location.

These add to a raft of developments concentrated along Sefako Makgatho Drive over the past few years, which have expanded the commercial offering, with Kolonnade Shopping Centre, Kolonnade Retail Park and Sinoville Crossing among the notable shopping centres.

Further developments are going up close to Embury College, and in Montana proper Apple Property Connection is selling new sectional units for R1.5m.

In another claim to fame, Montana Park is also host to what is said to be the second biggest BMW performance M-cars dealership outside Germany, Zambesi Auto.
